IHOP and Applebee's first joint restaurant is coming to the US: where and when it will open

The joint IHOP-Applebee concept developed by Dine Brands will launch in America in early 2025.

The parent company of the two chains announced that its first dual-brand U.S. restaurant will be in Seguin, Texas. It is expected to open its doors in the first quarter of 2025.

Located about 40 minutes northeast of San Antonio, Seguin is home to over 30,000 people.

Dine Brands brings the shared IHOP and Applebee's concept to the city by renovating an area IHOP restaurant owned by franchisee R. Hakim Corp. is operated.

The news comes as Dine Brands CEO John Peyton told analysts and investors this week that the company is eyeing 15 U.S. locations for joint IHOP-Applebee's restaurants and will “move forward.”[d] We remain on track to open our first US domestic location in the Texas city.

Guests can expect a shared kitchen and combined menu at the shared restaurant between IHOP and Applebee's in Seguin. According to an image of the planned dual-brand restaurant, the dining area will feature IHOP and Applebee's sections side by side.

Peyton said in a statement that the dual restaurant design “allows IHOP to shine in the morning and Applebee's to thrive in the afternoon and evening.”

“The menu leverages each brand’s unique offerings to maximize times of day and provide guests with more choice, variety and value,” he said.

Danny Hakim, vice president of R. Hakim Corp., said that once the concept launches in Seguin, guests will be able to “enjoy the best of both brands in one great dining experience at any time of day.”

Dine Brands' joint IHOP-Applebee concept has been in the works for some time. The company initially tested it in markets outside the U.S. and has opened 13 international markets so far, including three in the third quarter.

These dual-brand restaurants “have performed well” and generate “on average about 1.5 to 2 times the revenue of a single-brand restaurant,” Peyton told analysts and investors this week.

“We are excited about the international growth of the dual brand concept and excited about the potential of this opportunity domestically,” he said.

“With dual branding, it is important to note that the driver of this is not necessarily the consumer offering, but rather the economics for our owners and developers,” he also said. “It is truly a B2B product in the sense that it offers complementary daytime areas, a shared kitchen, a shared menu and cross-train staffing.”

IHOP and Applebee's international joint restaurants are located in Mexico, Canada, the United Arab Emirates, Kuwait, Saudi Arabia, Peru and Honduras, according to Dine Brands.

According to Dine Brands' CEO, domestic locations interested in the dual-brand restaurant concept are largely “existing IHOPs adding an Applebee's.”

The company believes the concept can help drive economic improvement and growth throughout the system, Peyton said.

Dine Brands said the global restaurant count for the Applebee's and IHOP brands was 1,618 and 1,809, respectively, at the end of the third quarter, including the 13 current dual-brand locations.

The company has also owned Fuzzy's Taco Shop since the end of 2022. There are 119 of them across the country.
